Process of buying a home in Bulgaria
If you choose to buy a home in Bulgaria, it is necessary to form a company to buy the land before you buy the home, once you have formed your company, you can buy as many homes as you like.
You can also give the Lawyer 'Power of Attorney' to deal with your house sale if you are not able to be in Bulgaria at the time.
Costs to the Lawyer to set up the new company and transfer the documents for your new home is approx 500-600 Euro. These costs cover, lawyers fees, registration fees, court and notary taxes, company stamp, translation etc. You also will need to open a bank account to deposit your payment. The lawyer can open an account for you if necessary.
The deposit for your home is 10% and the preliminary contract is exchanged.
If either party cancels after the contract and before the completion, then there are financial penalties.
If the buyer cancels, the deposit paid is forfeited to the seller.
If the seller cancels, then the buyer will receive the deposit back, plus an amount equal to the deposit.
The party responsible for the failure of the contract must pay the cancelled legal expenses for both sides.
Our commission is 3% of the purchase price, but not less than 500 Euro which is the minimum charge.
